THE PROJECT

"El Pterodàctil del Pla d'Agulló, S.L." is planned to consis plex cent for leisure activities. In order to serve the best to our customers, it is also planned to include both catering, eg. Bar, estaurant, and accomodation, eg. hotel, services within the cent . The aim of the present project is to provide customers with an exclusive enjoyment and intimate contact with nature through activities that they could not otherwise perform in urban cities.

LOCATION- MONTSEC D’ARES - PLA D’AGULLÓ

Montsec d'Ares is located at the central part of Montsec massif, with Mediterranean climate, which is half distance between the cities Balaguer and Tremp, and is only two hours from Barcelona. It makes Montsec d'Ares an excellent location far enough to escape from the pollution of the coast, but easily accessible site for activities like weekend family and friends gatherings, as well as serving as training site for firms. A field called “Les Vinyes” of the Pla d'Agulló was chosen as the base for the
establishment of the facilities in this project because of different reasons:

1. Synergy with the installations of “Mas Portal”.

Our firm will be based close to the firm 'Mas Portal', which will enable and enhance cooperation of the two firms in a complementary manner. The owner of 'Mas Portal' has already expressed interest in such idea. 'Mas Portal' could provide facilities like assembly halls and campsites, whereas aparthotels is planned to be included in our centre. Such arrangements will ensure that visitors at all level could be comfortably served. This also increases the attractiveness of the site in general and hence brings benefit to local tourism.

2. Practice of flight

The Valley of Àger is one of the best known areas for free flighting in the world, where championships take place every year. Both local and international visitors are attracted to this site to practise free flighting, and the majority of visitors are indeed free flight pilots. Such special and
advantageous status attracted the recent investment of installation of underground electricity lines from Pterodàctil del Pla d'Agulló SL across the terrain of 'Les Vinyes'. This investment guarantees that Pla d'Agulló will be continuously used as the landing ground for delta wings in the future.
Our facilities will be established near the landing area of Agulló to provide service for practising free flight, including paragliding, delta wing and ultralight aircraft. Our facilities will also provide catering service to the landing field, which is so far absent.

3. Activities in contact with nature

The Valley of Àger and the Montsec are environmentally and ecologically rich. This is demonstrated by the fact that 60% of vegetative species in the whole Catalunya are growing within the areas. Therefore, the areas are ideal choice of location for visitors to enjoy the beauty of nature and integrated themselves into the nature by joining various activities,eg archery, flying fox, artificial wall climbing, American track, quads, canoeing, provided collaboratively by our centre and 'Mas Portal'. On the other hand, the Valley of Àger will become an area of BTT Active Tourism within the coming 12 months. Then, cycling around the area will be one of the featured activities promoted in the network of offices of Turisme de Catalunya.

4. Astronomy courses and sessions

The Centre of Observation of the Universe will open in the near future and situating very close to the coming building of Pterodàctil del Pla d'Agulló. This centre will be a well-equipped and active institute to organise academic and non-academic training events and practical sessions for astronomical observation. Its facilities include a planetarium. Therefore, our firm plans also to take the best advantage to organise and provide facilities for complementary astronomy activities.

The idea of developing El Pterodàctil into a 'centre of multi-activities' includes also the concept for catering and accomodating relatively large group visit for up to 50 people. The visiting groups are welcome to join the activities organised by our firm as listed in this document and use the facilities within the site. Apart from that, we will try our best to serve our customers upon request for otherwise not stated activities by the means of subcontracting, if necessary. We hope that our enthusiastic and flexible working attitude together with the calm and beautiful environment of the Pla d'Agulló, the Valley of Àger and the Montsec will provide memorable stays for all our customers.

INFORMATION AND TOURISM POINT

Activities of rural tourism and adventure sports were carried out with the companies of the Valley of Àger: Escola de Vol Albatros, Venturàger-extrem, Hípica de la Vall d'Àger, Activitats d'Oci Vall d'Àger, Entrenúvols and Grimpada. Moreover, it is within our plan to work with the Centre of Observation of the Universe for astronomy related activities and with the Interpretive Centre of Montsec to launch the new routes Arnau Mir de Tost (conqueror of the west Catalan lands in Saracens times) and Gaspar de Portolà (first governor of California) and organise activities related to the local geology and the paleontology.

ENVIRONMENT

The Valley of Àger is a rural area with many touristic operating possibilities. It is an economic virgin zone and is very much environmentally preserved. The key to success is an efficient communication and a good service. The future location of Pterodàctil del Pla d'Agulló is about 2 km from the village of Àger halfway between Àger and the dam of Canelles and is well-connected with asphalted road. This would keep a good communication to the village, but simultaneously preserve the calm and tranquil atmosphere within our centre. This also ensures our customers enjoyable stays with the best quality. With the support from the Generalitat of Catalunya, were are preparing to launch the new routes, Arnau Mir de Tost and Gaspar de Portolà. One of the ideal starting points of the routes will be designated to the Interpretive Centre of Montsec, at where the new routes can also be introduced and promoted to visitors.

CULTURAL TOURISM

The Àger valley possesses important scenic and cultural wealth, and is delimited in the east and in the west by two gorges: Terradets and Montrebei (the only unaltered gorge in the whole of Catalonia), and in the north and the south by the sierras of Montsec and Montclús. This geographical isolation has determined its extensive history, starting with the Via Romana of the 2nd Century, passing through hermitages and Romanic towers spreaded throughout the valley, to the monumental building of St. Pere which, together with the old quarter and the church of St. Vicenç have been declared National Historic Heritage. The historical richness and inheritance of the Valley are excellent materials for guided tours for visitors specifically interested in ancient history and achitecture.

THE COMPLEX

The complex is planned to consist of two separate buildings which are designed for different purposes. Building A is planned to be orientated towards northwest/southwest. It will provide service for the day activities and will be facilitated with a bar, warehouses, kitchens, a restaurant, a reception, a service area, a large porch, and a diaphanous general-purpose room for various activities. It will be the main location within the
infrastructure for providing necessary equipment and facilities for the practice of free flight. The porch allows the storage of delta wings and paragliding, and part of it will be designated as the zone of paragliding folding. Building B will be facing north/south and will provide service for the night. It is planned to include 10 apartments with complete bathroom and an equipment room in the east end of the building. Both buildings will be designed in the way that full clear sights of the landscape and the surroundings are kept from any point and any orientation within the buildings.

A. Bar: It will have a capacity for up to 40 customers. The bar will be spacious enough
to allow two or three bartenders to work simultaneously.
B. Distributor: Rest area and access to the restaurant and to the general-purpose room.
C. Warehouse-kitchen: It has access to the kitchen and to the outside area.
D. Toilettes for the staff.
E. Kitchen: It will include space for fridges and freezers. It will have access to the bar, the restaurant and the warehouse. It will be orientated to north to ensure minimal insolation.
F. Restaurant: It is planned for a capacity of around 60 guests. It will be beside the bar and the general-purpose room which will be used as an extending area of the restaurant in the case of big celebrations and banquets.
G. General-purpose room: It will be isolated acoustically to provide the best environment for activities like courses, presentations, internet access, meetings, small parties and so on....
